Buyer guide

A colony's roads, drains and lights are promises until you are standing on them. How to judge what is actually there — on any site, including ours.

The conventional model in plotted development is to sell first and build later. A colony is marketed from a brochure, buyers pay in stages, and that money lays the roads and drains. It is capital-efficient and it is legal. It also puts all of the completion risk on you — so before you buy anywhere, learn to read what is actually on the ground.

The problem with buying a drawing

When the infrastructure is funded by sales, the infrastructure is hostage to sales. A colony that sells slowly gets its roads late, or gets a thinner specification than the brochure showed, or in the worst cases does not get them at all. The buyer has no leverage at that point, because the money has already moved.

There are colonies around Rewa that are ten years old, fully registered, and still reached by a mud track in the monsoon. The registration was real. The roads were a promise.

What to check with your own eyes

Visit the site and walk it — do not judge from the gate. Are the roads cut and built, or marked with lime on a field? Is there a drain beside the road, and does it run anywhere? Are the plot boundaries pegged so you can stand on your own corners? Compare what you see against the sanctioned layout, road widths included.

Then put the gap in writing. Whatever is not yet built should be named in your agreement with a date against it. A seller who will not commit the roads to paper is telling you how the roads are funded.

  • Walk every road you are told exists — in the monsoon if you can
  • Match road widths on the ground against the sanctioned layout
  • Find the drains, the poles and the water lines, not just the gate
  • Get every unbuilt item written into the agreement, with a date

How to hold us to this

At Ashirwad Homes the layout is public on this site: a 9 m spine road, 7.5 m internal roads, a 30 ft entrance, four named parks. Come and walk it against the plan — that is precisely the test we are asking you to run everywhere else, and we do not exempt ourselves from it.

The registration number on the brochure is not decoration. Here is the specific set of rights it gives you, and the gaps it does not cover.
